Essex-based plastic fabricators, Dalau Ltd were looking to increase the scope and scale of their operations by creating a brand-new facility to relocate their existing Clacton-on-Sea headquarters.

Ingleton Wood was engaged by Dalau Ltd to prepare a comprehensive suite of documents, including a Transport Assessment (TA), Flood Risk Assessment (FRA), and drainage strategy. These documents were instrumental in supporting a successful outline application, with all matters reserved except for access, for a 7,200sqm commercial development situated on agricultural land south of Colchester Rd, Frating, Essex.

We are proud to have played an active role in supporting the proposed site development process, with our predevelopment team seamlessly collaborating with the wider specialist services offered by Ingleton Wood; a process encompassing our Planning, Architecture, Mechanical and Electrical (M&E) engineering, Health and Safety (H&S), Quantity Surveying, and Sustainability teams.

Ingleton Wood’s transport team executed detailed access design and junction modelling to substantiate that the developmental impacts on transportation were not of a severe nature.

Additionally, a comprehensive Travel Plan was crafted, delineating strategies to enhance sustainable travel options for employees, including the implementation of a car-sharing scheme and adjustments to shift patterns to align with an existing regular bus service.

In the realm of engineering services, our team skilfully designed surface and foul water drainage, incorporating a variety of Sustainable Drainage System (SuDS) features such as a green roof and rainwater harvesting. Strategic structural and foundation advice was dispensed to underpin the master planning process and construction cost plan.

This forthcoming building will serve as the new operational headquarters for our client, currently situated in Clacton-on-Sea. The relocation is anticipated to optimise working arrangements and facilitate the expansion of their business beyond existing operations.
