Dilapidations

Ingleton Wood takes a commercial approach to dilapidations advice and has a strong track record in achieving successful results for landlord, tenant and investor clients alike. A key aspect is that our service is supplemented by a comprehensive range of multi-disciplinary expertise such as services engineers, environmental specialists and structural engineers.

We have built long-standing client relationships for dilapidations services and act across portfolios to provide consistency of approach. Similarly, we also regularly act for clients on single properties of all shapes and sizes to suit their requirements.

We focus on a rigorous review of the lease and thorough inspection to ensure that clients can fully utilise the lease covenants to their best advantage. For Landlords; our aim is to identify the full extent of remedial work required to the tenant’s breaches under the lease and avoid the risk of hidden costs. For Tenants; our aim is to check the extent of obligations, validity of costs and identify any mitigation, protection or defences. Both Landlords and Tenants will invariably need to implement works requiring specification and contract administration services. From all perspectives, Ingleton Wood’s specialist teams have the expertise and experience to act and advise on the most appropriate solutions.

Our approach is balanced with the overall goal of reaching a commercially pragmatic settlement and meeting our clients’ needs. However, if negotiations break down we also have the expertise to assist solicitors through Alternative Dispute Resolution and compiling expert witness reports.

 

MEES Minimum Energy Efficiency Standards (MEES) can potentially be used to dispel dilapidations liability where properties can be proven to fall in F and G EPC Ratings. We have valuable strategy and technical expertise which can offer pragmatic solutions in a complex area.
