Hainault Works

Ingleton Wood were commissioned to act as project manager, architect, planning consultant and quantity surveyor for the redevelopment of an industrial estate in Hainault. The project comprised the demolition of existing units and construction of 10 new warehouse trade counter units.

Our initial involvement was to complete a feasibility report incorporating investigations as well as a budget cost estimate. The report included advice on managing risks, programme and procurement route.

We subsequently proceeded with planning services by preparing architectural designs and conducting a pre-application exercise. A full planning application submission was then made and monitored through to approval.

Concurrently with the planning activities, we prepared employer’s requirements and invited single stage design and build tenders. Tenders were reported at the same time as receiving planning approval ready for employer’s instruction.

A contract was placed and we acted as employer’s agent throughout the construction phase through to completion. The completed units have been well received in the market with lettings being awarded to a range of local and national operators.
