Ingleton Wood were appointed by Orbit Homes to lead the design delivery of a £50m major urban regeneration scheme of 437 residential apartments and 25000sq. ft of commercial space, on a key river frontage site close to Norwich City centre. The scheme, originally designed by Benoy Architects, gained planning consent in 2006 and was implemented by the installation of the new bridge link across the River Wensum, remained undeveloped for some years since due to challenging ground and archaeological issues. Successful negotiation of an archaeological mitigation strategy in 2014 unlocked the site for development which began in 2016.
The Practice has worked collaboratively with Orbit Homes since this time to revise the scheme designs to suit current market demands, improving both the layout and architectural styling to assist in sales potential, as the original scheme has become dated. The work undertaken by the Practice heavily focussed on maximising residential floor areas within the 26 blocks.
Post planning amendments, the Practice worked up the full technical architectural design package and MEP performance specification with a fully 3D coordinated model, subsequently utilised by the appointed contractor to carry out the works. The scheme utilises a bespoke LGS SIPP panel construction maximising MMC opportunities and expediting works on site and ensuring high levels of thermal performance are delivered.
The first 3 phases of the scheme, consisting of 197 apartments which are constructed over a podium slab, providing space on the site for a parking and servicing, have completed. Landscaping on the deck and to the adjacent public square compliments the scheme in the context of the wider urban realm.
Having worked through these first phases of the construction, the Practice continues to deal with further planning amendments and look forward to working through the next phases of the project delivery.
