Various Occupier Office, Canary Wharf

Ingleton Wood have been involved in a number of occupier pre-acquisition building surveys and schedules of condition at various properties in Canary Wharf by proposed leasehold occupiers. The office demises have ranged from 20,000sq.ft. to 80,000sq.ft. Our teams have inspected and reported in tight timescales to meet the client’s programme requirements.

Our inspection teams generally comprise a building surveyor lead and mechanical and electrical engineers.

The pre-acquisition building survey reports described the form of construction of the property, its condition, as well as legal, legislative and environmental issues. This covers the proposed demised premises as well as the wider building fabric and services forming the Landlord’s common parts. Our advice on the demise and common parts is set out in a 5-10-year budget cost assessment for the remedial repairs required at the property, which the clients took forward as part of their new lease negotiations.

In certain instances we have been instructed to prepare schedules of condition to record the condition of the demised premises, for the purpose of appended to lease documentation and linking to lease obligations in order to limit the occupiers’ repairing liabilities.
