Water Lane, Steeple Bumpstead

Project overview

Enterprise Property Group appointed Ingleton Wood to deliver civil and structural engineering services for a residential development situated off Water Lane in Steeple Bumpstead, Essex. 

The development comprises of 28 new residential dwellings, constructed on greenfield land located to the northwest of Water Lane.

Scope of services

The scope of the project required Ingleton Wood to provide and deliver:

  • Comprehensive civil and structural design for the entire development.
  • Design and implementation of a new bellmouth access point.
  • Design of onsite private access roads ensuring seamless connectivity within the development.
  • Drainage design.
  • Structural engineering design services for all structures within the development.
  • Obtaining necessary approvals for surface water and foul water discharge, and managing the Highways approval process.

Challenges overcome

Complex drainage system

One of the significant challenges was managing the complex surface and foul water drainage arrangement. Ingleton Wood designed an effective drainage system to handle onsite surface water flows. This included:

  • Implementation of a sophisticated system of attenuation basins to manage water flow and prevent flooding.
  • Navigating the approval process for surface and foul water discharge, ensuring compliance with all regulatory requirements.

Highways and access

The project required careful planning and design of access roads and parking alignment to ensure smooth traffic flow and safety. Ingleton Wood managed the Highways approval process, providing detailed designs that met all required standards and regulations.

Detailed design and execution

Ingleton Wood progressed the project to the detailed design phase in accordance with the performance specification. This included:

  • Full design of all structures and foundations to ensure stability and longevity.
  • Engineering design of roads, access points, and parking areas to facilitate easy movement and accessibility.
  • Design and execution of necessary offsite improvements to support the new development.
