William Guy Gardens

Planning permission was secured on behalf of Gateway Housing Association for the demolition of 17 vacant affordable residential units and the development of a part 6, part 7 residential block, providing 45 units for both market and affordable use.

Ingleton Wood were responsible for providing both Architectural and Planning services. The site presented a number of challenges being located adjacent to both a railway line and the A12, and within close proximity of a school. In addition, the site formed part of a wider area earmarked for development, requiring the preparation of a masterplan detailing how the proposals would contribute to achieving the authorities wider strategic objectives.

Due to a previous refusal on the site, and the site’s location on land within the jurisdiction of the London Legacy Development Corporation, extensive consultation with the authority’s Design Review Panel and officers was required, to ensure the proposal represented high quality design that would act as a catalyst for regeneration within the area.

As a result of these discussions, the previous reasons given for refusing development on the site were addressed and the proposals secured unanimous support from Council Members at Planning Committee.
